When a Plat or Replat May Be Needed in Grand Prairie
A plat or replat may be required when land is divided, lots are combined, easements are changed, property lines are adjusted, or a development project needs legal lots before permits, utilities, financing, or construction can move forward.
This page is written for cross-county tracts, commercial sites, residential subdivisions, industrial redevelopment, and projects needing UDC, drainage, utility, and recordation coordination.
What to Check First
- Whether the property is already platted and whether the recorded plat matches the current deed and tax record.
- Whether the work is a preliminary plat, final plat, replat, minor plat, amending plat, conveyance plat, or a related civil-plan submittal.
- Whether easements, right-of-way, floodplain, drainage, utilities, zoning, or ETJ issues affect the approval path.
- Whether the city requires a pre-application meeting, online portal submittal, signed owner authorization, tax certificate, civil plans, or review-calendar deadline.

How White Stone Can Help
White Stone Engineering, Surveying & Research can help with boundary and topographic surveys, plat and replat exhibits, easement exhibits, metes and bounds descriptions, title and record research, field verification, and engineering coordination needed for a cleaner submittal.
Before a project is filed, our team can help identify the likely approval path, organize the survey information, and reduce avoidable review comments caused by missing boundary, easement, access, utility, or drainage details.
